The New Office Building is part of an effort by Bradshaw Construction Corporation to combine office, off-site shop buildings and off-site storage yards at one consolidated location. The new site, located off Maryland Route 26, shall provide space for an office building and parking; and secured shop building and storage yard. The New Office Building Project has achieved LEED Silver certification. The office building is designed as a free standing building of approximately 8,200 square feet in area, one story in height. The building shell is designed using CMU masonry, color coordinated of smooth and split face textured finishes. The CMU is layered to replicate rock strata, familiar to the client and their underground tunneling work. The new building includes insulated exterior windows, exterior masonry and insulated metal stud/gypsum board walls and storefront system. The roof is metal in a high reflective color finish. The building interior has perimeter offices and interior open space with reception, lunch room, toilet facilities, and other building amenities as required.
The architectural design challenge was to develop a floor plan that would maximize the use of the building perimeter by most frequently occupied spaces. The core was established as the area for utility spaces including toilet rooms, janitor’s closet, computer server room and mechanical rooms. The area under the central portion of attic roof was used for mezzanine housing HVAC equipment. This allowed all the main duct work, insulated within the insulated attic to have direct access to the exterior perimeter and interior spaces. The portion of internal space that remained was designated as open space for tables and open work stations. This also provided an opportunity to access borrowed light from perimeter door and side view window openings in the perimeter offices. The building was designed on grade to provide full ADA accessibility and compliance for internal use.
The heating and cooling of the office building is by geo-thermal water source heat pumps. There are five units serving three perimeter groups, the internal open space and the computer server room. The rooms have individual temperature control by use of VVT control. The rooms are illuminated by high efficient fluorescent fixtures, operated by room monitoring switches.
The materials used for the building were comprised of high recycled content, low VOC content, regional in origin to the maximum extent possible. The windows have ventilating sashes for seasonal operation to allow natural ventilation into the spaces.
The new office building plan, layout of offices and open spaces provides an efficient working environment for the employees. The selected finish materials provide a comforting visual environment, the control of lighting and room temperature by individual users addresses the individual comfort needs. The building has been commissioned and the Owner intends to continue to monitor comfort and energy usage to obtain maximum efficiency.
