The Research Support Facility complex (RSF, RSF II, parking garage, and associated site lighting) was designed to produce more on-site renewable energy than it uses over the course of a typical weather year, when accounted for at the site. To date, the end use performance monitoring and verification suggests that when the RSF complex is fully built out, we will meet the annual energy use goals. Continued performance monitoring and occupant education are required to ensure annual energy use goals will continue to be met.
When it comes to achieving significant sustainability gains, an international retail giant has unique opportunities to cut energy use. With a total of 4,500 sites, Walmart’s commitment to efficiency in parking lighting in new construction and retrofits is paying off in major savings.
As a result of its lighting upgrades Walmart received individual Lighting Energy Efficiency in Parking (LEEP) Campaign awards for a superstore, a neighborhood market and a Sam’s Club. Across 100 stores including both new and retrofitted sites, over 40 million square feet in surfaces for parking and over 100,000 parking spaces, Walmart is saving over 15 million kWh each year as a result of lighting upgrades.
Kimco Realty Corporation’s large facility portfolio could be considered quite challenging to some organizations trying to reduce energy savings, but Kimco was able to provide upgrades to 160 sites across 25 states over 2 years. The 50-year old real estate investment trust based in New Hyde Park, New York was a 2014 Lighting Energy Efficiency in Parking (LEEP) Campaign winner for Largest Absolute Number of Facility Upgrades. Kimco has reduced their lighting energy usage primarily through the use of lighting controls for their parking lots representing approximately 51
million square feet of parking area. Kimco, which owns and operates over 800 shopping centers in North and South America, can add their LEEP accomplishments to their 2013 National Association of Real Estate Investment Trusts (NAREIT) award for leadership in sustainability and energy efficiency.
Regency Centers is a national owner, operator, and developer of neighborhood and community shopping centers with over 300 properties throughout the United States. Regency Centers recently upgraded the parking lot lighting at Rona Plaza in Santa Ana, California. Rona Plaza is a grocery-anchored shopping center with 52,000 square-feet of gross lettable area and 250 parking spaces across 77,000 square feet of parking area. Regency Centers retrofitted the existing parking lot and exterior wall mounted fixtures, which were high-intensity discharge (HID) fixtures, with high efficiency LED fixtures coupled with a wireless dimming system. The retrofit resulted in energy savings of nearly 88% compared to pre-existing conditions and was recognized by the Lighting Energy Efficiency in Parking (LEEP) Campaign with the Highest Percentage Energy Savings in a Retrofit at a Single Parking Area award.
The Howard Hughes Corporation upgraded the lighting for the parking structure at the Ward Centers in Honolulu, Hawaii. Currently, the Ward Centers is occupied by 130 national retailers, local shops and restaurants in five shopping districts. The Ward Centers parking structure is seven stories high, and encompasses nearly 300,000 square feet and houses over 800 parking spaces.
The parking structure is a 2014 Lighting Energy Efficiency in Parking (LEEP) Campaign Award winner for Best Use of Lighting Controls in a Single Facility as the new lighting system uses both LED and fluorescent fixtures along with various lighting controls. The Ward Centers was able to achieve 75% in energy savings.

This guide presents a set of 15 best practices for owners, designers, and construction teams to reach high-performance goals and maintain a competitive budget. They are based on the recent experiences of the Research Support Facility owner and design-build team, and show that achieving this outcome requires that all key integrated team members understand their opportunities to control capital costs.
The purpose of this handbook is to furnish guidance for planning and conducting a highperformance building charrette, sometimes called a "greening charrette." The handbook answers typical questions such as, "What is a charrette?", "Why conduct a charrette?", "What topics should we cover?", "Whom should we invite?" and "What happens after the charrette?". Owners, design team leaders, site planners, state energy office staff, and others who believe a charrette will benefit their projects will find the handbook helpful.
This paper reviews the novel procurement, acquisition, and contract process of a large-scale replicable net zero energy (ZEB) office building. The owners (who are also commercial building energy efficiency researchers) developed and implemented an energy performance based design-build process to procure an office building with contractual requirements to meet demand side energy and LEED goals. The key procurement steps needed to ensure achievement of the energy efficiency and ZEB goals using a replicable delivery process are outlined.
